Plans submitted to build houses on The Vicarage in Wendron

Plans have been submitted for three detached houses on land near The Vicarage, Wendron.

Submitted by the Truro Diocesan Board of Finance, planning permission is sought for three detached dwellings on residential garden land near The Vicarage.

The proposed dwellings and their gardens and car parking spaces would occupy the area of land between The Vicarage and the nearby school.

The layout of the accommodation would see a ground floor of a kitchen, dining area, lobby, hall, WC and a sitting room.

With a first floor of 4 bedrooms, one with an en suite and a bathroom.

Each of the proposed dwellings will have a private garden, car parking spaces and private drives.

Pre-application advice received in February 2019 explained that "given Wendron's close proximity to Helston it is within a relatively sustainable location for a small scale scheme."

But the development is not without potential challenges, the planning statement reads:

"The pre-application advice suggested that two detached dwellings laid out roughly in line with the existing Vicarage could be described as 'infill' in this location, but this is easier said than done.

"There remains a need for vehicular access to serve the rear of the Vicarage, providing access to its existing garage and avoiding compromising its south-facing front lawn, something which might otherwise result from creating a parking and turning area in this specific location.

"The proposed layout includes a foul drainage solution in the absence of a mains sewer connection."

The proposals now await a decision.
