Plans have been presented for a residential development, Meneage Street.

If granted, a demolition would take place of an unlisted building in a conservation area and the construction of 9 dwellings, on the land to the rear of 57 Meneage Street, Helston.

Submitted by Anna Wilson Property Ltd, the site lies in a sustainable location in the centre of the town of Helston and would result in the redevelopment of previously developed land that would lead to an enhancement of the character and appearance of the Helston Conservation Area.

The application site comprises a disused parcel of land containing several dilapidated, flat-roofed garage buildings and scrubland, as well as several trees.

The application proposes the construction of 9 high-quality homes with vehicular access from Penview Crescent.

The site contains 2 rows of dilapidated blockwork garages and is otherwise now overgrown, having not been used for car parking for a considerable time. In recent years the site has been subjected to antisocial behaviour and rubbish dumping.

Positive pre-application advice was given on 11th March 2019, for the proposed erection of nine residential dwellings.

The advice confirmed, "the development of this site for housing is considered acceptable and would provide resulting benefits to improving this derelict parcel of land."

The conclusion reads:

"The proposals for 9 high-quality dwellings would utilise previously developed land in a truly sustainable location, resulting in an enhancement to the character and appearance of the conservation area."

Although there wasn't much opposition to the plans, one resident on nearby Penview Crescent, said:

"Please consider the following suggestions to improve the proposed development, proper provision made for refuge and recycling collection.

"Reconsideration of the orientation of building on plot one in order to create better privacy for existing residents (Penview Crescent and The Mews).

"Positioning of house on plot 9 in order to create better privacy for existing residents."
