Bradleys Estate Agents Helston review most profitable year

A bumper year for Bradleys Estate Agents that is expected to be their most profitable yet.

In a review with Nub News, Branch Manager at Bradleys Estate Agents, Martin Clements said it has been a "fantastic year" for the team and the whole company.

[H3] How would you evaluate the last period from September to December? [.H2]

There was the Stamp Duty holiday change up until the end of September. We were still at that point going 120/130 percent on top of the normal market. The number of applications, property enquiries, the volume of offers kept the prices high. After the Stamp Duty, the market levelled a little bit and I think people took a bit of a breather.

Since September as a town and as an industry we have seen a distinct lack of new instruction coming to market. It is very competitive - there are a lot of agents out there all fighting over little bits of stock.

Because of that, we are having to stand out and do things slightly differently - marketing has changed that as well. People want that quality look about their property and they want to stand out in that marketplace. The driving force for new instructions coming to market has been videos, 3D tours, and professional photography.

The market is ever-changing every day is different. However, developments on Park an Daras have kept us ticking along.

We know we have a database for that site and with the latest four releases - 50 offers across four properties make things frantic. We know we have Park an Daras for the next three years maybe longer. Hopefully, we are going to satisfy the need for new builds in the area.

We want to work fairly with the clients. Moving forward we want people who have been around longevity-wise to be able to purchase on Park an Daras. The developer has always been very fair on pricing, making sure they are affordable in this market. Almost 96% of people are local buyers - which is great for the area.

[H3] In November, Bradleys Estate Agents scooped big at the Negotiator Awards in London. How does that feel after a whirlwind year? [.H2]

We all know we have had to work hard, probably harder than we ever had before. We have all had to commit more hours, overtime, working in unusual circumstances. It has been a hard stressful year for all involved.

What you see in an office in Bradleys isn't the whole picture, you might only see three people sitting in an office. There is a board of directors, home workers, the customer service department, the lettings team. When an awards ceremony happens like that it makes it all worthwhile. We feel like we are working for a good brand and working for people that believe in us.

We are blessed and lucky. We have a good board of directors that support us and that enables the staff to go out and succeed.

[H3] How would you summarise the year? [.H2]

It has been fantastic. It will be our most profitable year, the busiest year we have ever had. I am extremely proud of the team and the work they have put in. We have managed to expand with new members joining and I'm hoping to keep that going into the new year.

To keep expanding we need stock, we need new instructions. We also noticed there was a really good push on rental instructions after September. It just seemed to be the right time that rentals started coming to market.

I have also been very lucky this year to be dealing with really good landlords and sellers. Really good people that have believed in what we do and invested in us.

This is an industry where gets stressful. At some point, there are hard conversations to have but if you have the right sellers and the right landlords those conversations are a lot easier.

As a team, we would like to thank all of the people we have dealt with over the last twelve months.
