Successful bid to build new house in Porthleven next to former Methodist Chapel

The applicant planning to build a new two-storey dwelling next to the former Porthleven Methodist Chapel says the development will enhance the conservation area.

Plans submitted by Mr Gillow outline intentions to construct a traditional two-storey three-bedroom dwelling on previously developed land adjoining to a former chapel on Peverell Road, Porthleven.

The chapel is Grade II listed and is located within an Area of Outstanding Natural Beauty (AONB) and the Porthleven Conservation Area.

It is a resubmission following a refused application for a contemporary dwelling on the site.

The applicant states:

"The amended proposals have considered the concerns raised through the previous refusal and taken on board further points raised in pre-application discussions by the Authority, paying particular regard to the location in the Conservation Area and the setting of the chapel. It is considered that the proposal is an example of sustainable development, and accords with the relevant policies in relation to the principle of development, the natural environment, and the historic environment."

The development will see the construction of a single dwelling on the site, providing three bedrooms and two off-street parking spaces. The revised proposal will take the form of a two-storey dwelling with L shaped footprint, containing a projecting front gable.

"The design is more traditional than the previous proposal, having incorporated the suggestions of the Planning and Heritage Officers," the applicant said.

Plans were conditional approval this week (19th) for the development, the planning officer concluded:

"This application is for one dwelling, which given the constraints of the site appears to be sensible. However, after carefully reviewing the present revised proposals, it is recommended that the present design form is far more appropriate than previous versions and should not significantly impact the very closely sited, setting and character of the adjacent Listed (and iconic) Methodist Chapel, as well as the architectural themes of Porthleven Conservation Area.

"On balance it is considered that the proposal is acceptable, subject to conditions. All other matters raised have been taken into account, including the planning history and the comments of the Town Council (who support the development), but none is of such significance as to outweigh the considerations that have led to the conclusion."
