Plans submitted to turn Helston office building into residential dwelling

Plans have been lodged for a "change of use" to turn an office building back into a residential dwelling.

The applicant's wish is to change the use of Borlase and Company, 45 Coinagehall Street (former dwelling) from a professional office back to a residential dwelling, providing a 3 bedroom house, and 1 bedroom apartment.

The application site, 45 Coinagehall Street was originally a townhouse, but changed planning use in 1984 to be used for offices. The building is a traditional two-storey townhouse (formerly) with basement, located in the centre of Helston.

The development would provide a 3 bedroom house at the ground and first floor with a rear garden space, and a 1 bedroom apartment in the basement which can independently be accessed via the Ope and side door.

In conclusion, the design statement read:

"As can be seen on the existing and proposed plan, the property lends itself extremely well for a change of use, because there is no need to physically alter the property externally, and internally there are some minor changes proposed to form a separate entrance to the apartment whilst providing a suitable fire and soundproof segregation from the dwelling above.

"The garden to the rear will be allocated to the 3 bedroom house, therefore to access this from the ground floor, a new flight of stairs is required internally, but this again, does not have any impact externally.

"The proposed change of use will therefore not harm the character of the conservation area, and considering its former uses, the change will not reduce the available commercial space thus be detrimental to the town centre."
