Luxury lodges for land at a hotel; new homes for Porthleven; and plans to provide staff accommodation at Royal Cornwall Hospital are all among the latest planning applications this week. Every week more than 100 applications are validated by the council and we have selected some of the more interesting proposals.

All planning applications submitted to the council have to be validated and are available for inspection by the public. Anyone is also allowed to submit comments about the applications – whether in support or objection.

The majority of planning applications are decided by planning officers at Cornwall Council under delegated powers. However, some applications will go before elected councillors who sit on planning committees.

No dates have been set for when the planning applications below will be determined. They can be viewed by going to the planning portal on Cornwall Council's website at www.cornwall.gov.uk/planning-and-building-control/

Hotel plans for lodges

A pre-application enquiry has been made for a hotel to install new luxury holiday lodges on its grounds. Trenython Manor in Tywardreath was previously granted planning permission for 23 lodges under the Caravan Act but would now like to build 11 luxury lodges instead.

In a document submitted to Cornwall Council, it states: "Over the past 24 months, during planning preparations and application for 23 lodges the cost of materials and end products for Caravan Act style units has increased beyond the economic viability of the current business plan. This has subsequently resulted in a decision to approach this expansion in a different way.

"The hospitality industry will face very difficult times in the coming years and there is a need to target a different market that is less affected by the cost of living crisis. Significant investment is being made to refurbish existing lodges and improve the spa and restaurant, with a view to raising the quality being offered to guests."

Under the new proposals there would be 11 detached units "contemporary in style" which would be a mix of one and two-storey buildings. Each lodge would have private outdoor areas and it is planned to provide electric car charging points.

Plans for 70 new homes

A developer has approached Cornwall Council with plans to build 70 new homes on land in Porthleven. Robertson Developments has submitted a pre-application enquiry regarding the proposals for land off Wellington Road.

It follows an enquiry last year about proposals to build 62 homes on the site which council planning officers said would be "generally acceptable in principle". That enquiry was on the basis that 30 per cent of the new homes would be affordable.

The developers have now asked the council whether the increase of properties to 70 and for feedback on the proposed design of the development. Under the plans, there would be a mix of properties with two, three, or four bedrooms.

Hospital staff accommodation

Cornwall's main hospital has submitted more plans to build staff accommodation to help tackle the housing crisis. Royal Cornwall Hospitals Trust has submitted a pre-application enquiry to Cornwall Council for its latest proposals.

It indicates plans to demolish the Lamorna, Carlyon, and Pendower buildings that are currently on the site and replace them with staff accommodation. Two different options for the new buildings are included in the plans.

The first option is for two buildings, each with four floors, which would provide 44 units of accommodation. A second option is for three new buildings, again with four floors each but providing 48 units.

A pre-application form explains that the units would primarily have one bedroom but there could potentially be some two-bedroom units. The units would be typically used by staff for between six and 12 months.

The buildings which would be demolished are currently used to provide office space for trust staff. It is the second pre-application enquiry which has been submitted by the hospitals trust to provide accommodation for staff.
