Decision to be made over extra houses at Park an Daras - residents voice concerns over next stage of development

A decision is set to be made after developers lodged a bid for more homes to be built at Park an Daras - with some residents voicing concerns over the next stage of the development.

The development is known as HX1 Helston Urban Extension, Robertson Developments has been working on an application for 68 new dwellings since September 2020 - but has only been validated this week and will go to a decision soon.

The principle of development has been firmly established on the application site with the original appeal decision in August 2015 for up to 340 dwellings and the subsequent planning permission for 450 dwellings granted in 2016.

The applicant commenced development on site in Autumn 2017 following reserved matters approval for the erection of 99 dwellings as the second phase of development following the construction of the site access onto the A394 Helston to Falmouth Road.

This application represents the next phase of development on the site and enables the applicant to continue building without having

to stop or relocate their plant and equipment.

If accepted, the new plans would see 68 dwellings built, 17 of which are affordable and 51 for open market sale - with a promise for new offices and a medical practice.

The developer added:

"The delivery of these houses will meet an ongoing need for residential properties in Helston as well as provide a range of benefits including continued employment for local constructions works."

However, this has not pleased some residents and Wendron Town Council, with objections over traffic on the A394, the promise of affordable homes and the size of the development.

A spokesperson for Wendron Town Council said:

"Wendron Parish Council notes with some alarm that this proposal only includes seventeen affordable homes, four short of the negotiated and, from the point of view of the developer, very accommodating percentage number.

"There is no guarantee that the development as a whole will be completed and in these circumstances, the Parish Council would much prefer the Planning Authority to insist on the agreed percentage for each phase.

"If that particular aspect of this phase can be addressed, Wendron Parish Council will support the application."

One resident commented:

"I would like to strongly object to the above planning application. I feel that any further traffic coming out onto the A394 would be extremely dangerous."

A second read:

"I would echo Wendron Parish Council's point that there should be no reduction of affordable homes on this site as there is no guarantee that the developer will add extra in future, whoever heard of a developer adding extra affordable homes."

The plans are set to go to a decision very soon.
