Cornwall Motel could be demolished and converted into holiday lodge park

A derelict site in Ashton that was formerly occupied by Cornwall Motel could be revived with new plans for a holiday park.
Submitted by TFQ Architects this week (25th) on behalf of the applicant Mr Robert Fletcher - the plans involve the demolition of the former motel with restaurant and owners accommodation. Proposed development of the site into a static caravan park with parking, refuse store, and site manager accommodation. Alongside the provision of a new bus stop.
The holiday lodges will be bought privately with twelve-month occupancy and will pay an annual rent and service charge. The owners of these lodges will be able to sublet privately.
"The ethos of the park is to provide high-quality holiday homes which will enhance the area and add to the local economy," the application states.

There were plans for holiday lodges on the site along the A394 main road between Helston and Penzance back in 2017 - but these were withdrawn to undertake changes - and have now been resubmitted.
The changes include the use of larger window openings, along with extended roof soffits to provide more sheltered outdoor space, enabling better use of the outdoor space and improving the wellness of residents.
The position of the units has remained the same. The size of the units has also remained the same, with the exception of 'Unit Type A' which has been extended by 600mm to make the accommodation more suitable and habitable for family use.
Cornwall Motel or 'Heartbreak Motel' as it was known, has been derelict for around 15 years. As a result of being abandoned, this has attracted vandalism and antisocial behaviour on the site.

Each lodge will have two parking spaces, a terrace for outdoor dining, with space provided for a future hot tub, and a small private terrace for the master bedroom. To the North West of the site there will be an enclosed bin store and access to the relocated bus stop.
A site manager will live permanently on-site in the lodge adjacent to the road. He/she will be responsible for site maintenance and assisting with sub-lettings.
The application concludes:
"We believe this planning application is in accordance with all the planning advice, it provides a quality lodge park and will hopefully have the full support of the Council, and planning approval will be forthcoming."
