Proposal submitted for housing development on Clodgey Lane, Helston

Plans have been submitted for a housing development comprising of 22 dwellings on Clodgley Lane, Helston.
The site in question, close to Tesco, once farmland, has long since been vacant, having been enclosed by residential development along the northern boundary, a car dealership, and a garage to the west.
If granted, it would see 22 "high quality" dwellings of varying house types with six affordable dwellings will be provided, comprising four intermediate rent and two discounted sale.
The applicant Mr Day, from Boss Property Group Ltd, says the development will be "of real benefit to the affordable housing stock in the area."
Each dwelling would comprise a front garden area and large rear gardens and would have its own designated parking area.
In a design statement, the developer said that high quality materials will be used including natural slate roofs, natural slate cladding, and natural stone as well as building details such as timber porch canopies, quoins, and stone lintels.
The original agreement was for 46 dwellings on this site but that has since been changed to match the scale and nature of residential development in the vicinity and provide "far improved" dwellings in terms of useability, privacy, and space.
The applicant added:
"It is concluded that the proposal will result in a sustainable form of development that would be appropriate to the surrounding area. The development should therefore be approved."
The status of the application is "awaiting decision".
